can never leave without a living, right? So, it has to be in demand all the time. This was the thought when we started investing in the Real Estate sector a few years back. - No risk of new areas: There should be absolutely no risk of entering into the Investments where the area is totally new to you. You need to have at least some information about the neighbourhood and also about the area. This becomes more important if you are investing, as you won’t be staying there most of the time, so the entire burden of keeping the faith and alertness depends upon the neighbours. So, invest only where the neighbours are known to you or at least you faith them. Avoid taking risks of investing in the newer areas, would be better for your financial health!! - No risk of deciding blindly: There are so many people in the world that makes the decision without any plans and also without making any of the enquiries for the Investing purpose. If we see the live example of this market crash, all the investors who have followed the trend, earned a huge loss and also lost their entire investment. Similarly, in the real estate sector, if you are investing at a particular place, it’s necessary to make the proper enquiries about the place and the genuine transaction. So, never take a risk of investing at any particular place without making inquiries.
- No Risk of lower cost of Rent: Prepare the rent of the house just by calculating the ratio of the full amount of the house. Generally the monthly rent should be 1% of the total value of the house. Also there are some other factors that determine the value of rent. The area and also the market rates are different everywhere and that also has a deep impact on the rents. One more thing you should consider which I really neglected is to rotate money by renting the invested places. If you are not investing for the purpose of accommodation, it should be rented for the circulation of money. So, make money by renting and beak the money blocking!!
- No risk of temporary Tenants: There are so many temporary tenants who rent the houses but then again within a couple of months, you have to wander for the tenants. Also you can’t make the expenses after property every fixed times. So, try to search for those people who seek houses for at least couple of years, then only it’s a relaxed thing. There is a risk of losing money of repairing and also losing the long lasting tenants in the trap of temporary tenants.
- No risk of running, just walk: There are so many people who just want to run quicker in the Real Estate sector by investing all the time and also by investing in more than one deals at the same time. But, it could prove dangerous if those properties are to get repaired or even if their mortgage loans are to be paid off. So, eat only that quantity, which you can digest!! Invest only these amounts, which you can take care of. Don’t run blindly or you’ll fall. But the slower and steadier move towards the worth investment is one of the focussing factors of the Investors. Mark my words; this is the only way for the permanent progress.
- No risk of saying “Yes” to all: Property and Girl friends have one thing in common; there are chances of getting better deal all the time!! So, don’t ignore some unavoidable facts for the sake of some god features of the property. There are bright chances to get a better deal where with lesser minus points. So, don’t make any kind of hurries while buying the property as life is capable of offering you better all the time!!
- No risk of soft corner towards the late rent payers: Now, this thing I’ll scream and tell you as my experience is quite bitter in this field. Once you get the late rent payer tolerating easily, you are enforcing the habits of loosening your payment modes. Just think if they are late and you are tolerating them but if you are late in the mortgage loan payment, will the Banks tolerate you? Banks are bound to charge you late fees in just 5 days and they’ll start actions against you in 15 days. So, what’s the meaning of postponing the rent collection?
We have lost so many dollars because of our soft corners and therefore definitely insist you to be stricter from the very initial stages to make the tenants more clear about their regular duties.

After all, you are not investing money, you are investing all your sweats and efforts that you have made to earn that money by scarifying your time with the family and near and dear ones.
